“Pre-leasing” is a process for potential residents to apply for and pay a hold fee on an apartment/home before it is available for viewing. Pre-leasing typically applies to properties that are in the process of vacating (i.e. the previous tenant is still living there). We do not show an apartment/home until it’s ready for a new resident to move in. The advantage of pre-leasing a property is that it allows you to secure an apartment/home before anyone else has a chance to do so. Photos of the property may be provided before the unit is ready for move-in. The tour feature is not available until our Mynd team has inspected and approved the property for move-in. The steps to pre-lease are simple and outlined below.

  1. A leasing representative will let you know the date that the property is expected to be available, and you can discuss your move-in timeframe with them.

  2. Complete an application and pay the application fees.

  3. If approved, we will notify you and require a $500 Hold Fee to take the property off the market. Upon lease execution, the previously paid Holding Fee will be credited towards the security deposit due at or before move-in. You will be responsible for payment of any remaining balance owed for the security deposit pursuant to the terms of your lease agreement.

  4. The Move-in Coordinator will notify you once the home is deemed ready for move-in (the “Ready Date”). You must execute the lease agreement within 72 hours of the Ready Date, and the lease start date must be within 7 days of the Ready Date. If a lease agreement is not executed within 72 hours of the Ready Date, the application will be canceled, and the Hold Fee will be forfeited. If the home is not ready by the originally advertised Ready Date, you will have the option to cancel and receive a full refund of the Holding Fee.

    *Move-in dates are subject to change based on renovation or construction timelines. This means the home could be ready before the advertised ready date OR after. Your Move-in Coordinator will keep you updated weekly.
